A Family-Led Story of Care, Experience and Home

Sky & Sand Residences grew from experience - not from a business plan.

For many years, we built and managed a steadily growing portfolio of properties in Germany, caring for both our own residences and homes entrusted to us by other owners. Through long-term relationships, trust, and consistent performance, this portfolio expanded organically over time.

Properties are not just assets - they are places people live in, return to, and value deeply.

In 2023, we relocated to Dubai and began a new chapter. Today, Dubai is not only where we work, but where we live. We manage selected properties for our owners while also caring for our own residences, applying the same standards, decisions, and level of care to every home under our responsibility.

Sky & Sand is led by a mother-daughter team. Working closely as a family allows us to remain personally involved, present, and accountable. Nothing is passed on to rotating agents, and no property is treated as “just another unit.”

We deliberately keep our portfolio small - because we believe quality requires presence. Knowing each residence, understanding its details, and caring consistently over time is what protects long-term value.

Our approach is quiet and considered. It shows in well-kept homes, respectful guests, clear communication, and trust built over time.

As frequent Airbnb travelers ourselves, we understand how important it is for guests to feel welcome from the first moment and to find everything they need upon arrival. This level of care directly benefits owners: guests treat the property with more respect, leave positive reviews, and support long-term performance.

Before founding Sky & Sand Residences, we personally worked with property management agencies in Dubai to rent out our own apartment. Through this experience, we encountered challenges familiar to many owners: limited transparency, inconsistent communication, rigid lock-in contracts, delayed go-live timelines, limited oversight of the apartment’s condition and inventory - and costs that only became apparent after commitments were made.

These experiences shaped our understanding of what truly matters in property management - transparency, consistent care, and the level of responsibility an owner would naturally apply to their own home.

This standard defines how we manage every home entrusted to us - with attention to detail, accountability, and honest communication. We believe in a simple principle: treat others as you would like to be treated. Every home is cared for as if it were our own.

It was from this mindset that Sky & Sand Residences was created - a property management service by owners, for owners.
