Our pricing is intentionally simple and transparent.
We operate on a clear 15% management fee, aligned with your results and free from hidden charges or unnecessary add-ons.

Unlike many agencies, we do not impose long lock-in periods.
Because we believe that when service and results are right, owners choose to stay.Our management agreements start with an initial minimum term of three months, during which the property is made available for bookings to allow for a smooth setup and consistent positioning.
After the initial term, the agreement can be terminated with 30 days’ notice by either party, in line with the conditions set out in the management agreement.
All terms, timelines, and usage arrangements are clearly defined in the management agreement.

The process starts with an introductory call. We review the property based on photos and videos provided, explain our approach and conditions, and confirm whether the setup is a good fit on both sides.
Once confirmed, the management agreement is signed and a go-live timeline is defined.
Two areas are prepared in parallel:
1. Apartment readiness (owner-dependent)
The apartment is prepared to a guest-ready, premium standard. This includes confirming that all furnishings, interior elements, and operational essentials - such as bed linen, towels, and replacement sets - are in place.
Required items can either be provided by the owner or coordinated by us on the owner’s behalf against a separate fee, which is often recommended for faster and smoother handling.
2. Regulatory setup
All required registrations and approvals are initiated, including holiday home licensing and coordination with the building management.
Once the apartment is ready, an inspection is scheduled, followed by professional cleaning and a photoshoot.
By this stage, regulatory approvals are usually in place. The listing is then created and typically published within a day.
Once completed, the property goes live and can be booked.

Once the apartment is physically ready, we move efficiently and without unnecessary delays.
Before going live, each property must be fully equipped with a complete inventory of furnishings and operational essentials, including items such as bed linen, towels, and spare sets required for smooth guest turnover.
The exact scope is defined together with the owner and depends on the property’s setup - whether it is already furnished or requires additional items to ensure reliable day-to-day operation.At the same time, all required registrations and licensing steps are initiated by us immediately.
The relevant applications are submitted without delay; processing times are subject to the Dubai Department of Tourism and typically take a few working days.Once the apartment is properly equipped and all regulatory approvals are in place, listing creation, pricing setup, and platform activation are handled promptly - typically within one day.
When everything is ready, the property goes live.

Apartment rates are set thoughtfully, not aggressively discounted.
Unlike volume-driven agencies, we do not underprice apartments to fill calendars at any cost. Instead, we apply a market-aware pricing strategy that remains competitive — which it has to be especially during seasonal periods such as summer — while preserving the quality and positioning of each apartment, naturally attracting more quality-focused guests.

We apply preventive measures to support the ongoing condition of each property, including regular inspections, professional cleaning after every stay, and coordinated maintenance where required.
If any issue or damage is identified, it is documented and reported promptly in line with the procedures of the relevant booking platform or, where applicable, the owner’s insurance. In many cases, responsibility for damages is addressed directly with the guest or through the platform’s protection programs, subject to their respective terms and processes.
In addition, for licensed holiday homes in Dubai, appropriate insurance coverage is mandatory under local regulations. We assist owners with the coordination and setup of suitable insurance policies; however, coverage scope, claims handling, and outcomes remain subject to the terms and decisions of the respective insurer and the owner’s policy.
Our role is focused on careful oversight, timely reporting, and coordination in accordance with applicable requirements.

Yes. Owners are welcome to use their property for personal stays without limit.
If an owner stay takes place during the initial three-month period, this is absolutely possible. In such cases, the initial minimum term is measured based on the time the property is available for bookings. Any period of personal use is therefore added accordingly, so the full initial rental phase is completed once the property returns to active rental availability.
All usage arrangements are handled transparently and in coordination with the agreed management framework, ensuring clarity and fairness for both parties.
